South Portland may sell ex-National Guard post

South Portland’s former National Guard armory, once sought as a top destination for filmmakers, may be turned into a convenience store, cafe and gas station if a sale goes through.

The Forecaster reported that Topsham-based Priority Real Estate Group has offered to buy the 73-year-old, 25,000-square-foot property for $700,000, $50,000 more than the purchase price when the city bought it in U.S. Bankruptcy Court in 2006.

South Portland City Manager Jim Gailey told the newspaper that Priority Group has proposed to convert the 2.75-acre property on Broadway into a convenience store and cafe with a filling station at the back of the property.

The vacant property was last used by Cape Elizabeth resident and movie industry veteran Eric Matheson, who was in the process of converting the armory into a sound stage for filmmaking and multimedia production. Matheson terminated his five-year lease earlier this year, saying that the state’s lack of tax incentives for filmmaking slowed business.
