Vacant buildings filling up in Falmouth's Route 1 retail district

Ocean State Job Lot will move into the long-vacant store space that once housed Shaw’s supermarket at the Falmouth Shopping Center, 251 U.S. Route 1.

The Rhode Island-based discount retail chain, which operates 127 stores in the Northeast, is one of several businesses that are moving into vacant buildings along the Falmouth Route 1 business corridor, The Forecaster reported.  Several long-vacant properties along U.S. Route 1 are getting new life this fall.

Ocean State, which plans to open in mid-November, will employ up to 45 people in both full and part-time positions, David Sarlitto, a spokesman for Ocean State, told the Forecaster.

The space at the north end of the shopping center has not been occupied since Shaw’s, in 2005, moved into space at the other end of the building that once housed the Ames department store.

Planet Fitness will occupy adjacent space, which was occupied by Lamey Wellehan shoes until April 2016. Sarlitto said that Ocean State is leasing 50,000 square feet, with 30,000 for the store, which sells discounted retail goods, and the rest for Planet Fitness.

The Lamey Wellehan space has been empty since April 2016, when the shoe store moved across the street to 240 Route 1 in a unit created when Staples reduced its size.

Also along the Falmouth Route 1 business corridor, Verizon Wireless is opening a store at 206 Route 1, in the former Wendy’s restaurant closed in October 2015. The space had a potential tenant a year ago, but that deal didn’t materialize. 

The building at 231 Route 1, empty since July 2016 when Pratt Abbott dry cleaners moved to 240 Route 1, is under contract. Greg Boulos, of CBRE | The Boulos Co., told The Forecaster it is too early to publicly name the tenant.

The former Five County Credit Union, at 223 U.S. Route 1, a 3,000-square-foot building, is listed and being marketed by The Boulos Co., Boulos said. The branch moved to a new location at 219 U.S. Route 1 in Yarmouth last month. Bank officials said they leased the property in Falmouth for 17 years, and welcome the chance for a bigger branch, on property the bank owns.
