Maine Medical Center cleared another important step in its $525 million expansion plan with its third and final submission to the Portland Planning Board, it announced on Wednesday.

The latest site plan is for a new, six-story medical building that will reorient the hospital to Congress Street, expand the number of private rooms, and provide state-of-the-art procedure rooms centered on cardiovascular care.

The plan includes the removal of the Gilman Street garage, a staff parking facility that has reached the end of its useful life.

Maine Med will expand into that space with a building featuring 64 modern, private patient rooms and cardio-care procedure rooms.

Reorienting the campus towards Congress St. will help ongoing efforts to revitalize the important city gateway, furthering the goals of the community and the City of Portland’s Comprehensive plan, it said.

“Every aspect for this project has been focused on providing the highest quality of patient care and improving the overall experience at Maine Medical Center for our patients, their families and our colleagues,” said Jeff Sanders, Maine Med’s executive vice president and chief operating officer, in a news release.

He added that the new Congress St. building “will continue those efforts, providing a convenient, modern and easy way to access our state-of-the-art care for all who need it.

A series of project milestones must be met before building crews can break ground on the new medical building, including completion of a new staff garage at 222 John St. that’s expected to be operational in 2020.

When that garage is complete, the old staff garage at the corner of Gilman and Congress streets can be torn down, a process expected to take six months.

Once that site is cleared, Maine Med can start construction of the new medical building, expected to begin in 2020 and be complete in 2022.
