From Saco to Bath, lots of projects in the works

JHR Development LLC, which is based in Marblehead, Mass., is entering another phase with the Bath RiverWalk condominium project along the Kennebec River. Building 4, with 10 units, is under construction at 285 Front St. Zachau Construction, Freeport, is the contractor. The architect is Ryan Senatore Architects, Portland. The condos range from one- to three-bedrooms. Prices start in the mid-$500,000 range. Sales are being handled by Legacy Properties and Sotheby's International Realty. JHR's other Maine projects include Brunswick Station and Topsham Commerce Park.

Ryan Senatore was also the architect on 82 Hancock St., a former Portland maintenance site that's being converted to retail and office space. Porta & Co. is leasing the units, which range from 1,400 to 7,050 square feet.

Wright Ryan Construction is coming down the home stretch on the Twenty Thames condo project in Portland. It is building light-industrial space at 60 Cove St., in Portland's East Bayside neighborhood, which is heating up. Wright Ryan also did the fit-out for Hamilton Marine's new store, at 197 Penobscot St. in Portland. It replaces the Hamilton Marine store at 100 Fore St., which will be razed to make way for a mixed-use development.

Allied Cook Construction is well into the site work at the future Portland headquarters for Covetrus — formerly known as Vets First Choice and, as of Feb. 8, a publicly traded company.

Owen Haskell Inc., a surveying company based in Falmouth, has been busy with all the development on Portland's East End. It handled surveying for most of the major projects underway on the East End of Portland, including the WEX Inc. headquarters, Covetrus headquarters, AC Hotel by Marriott.

Hancock Lumber to open its first new lumberyard since 2004

Hancock Lumber plans to open a new state-of-the-art lumberyard and kitchen-design store in Saco. The new site, which will be on U.S. Route 1 near Cascade Road, will offer more technology than you might see in other lumberyards, with digital “endcaps” to guide builders and other customers.

Hancock Lumber has 550 employees and, with the planned Saco location, 15 lumber yards, as well as seven kitchen-design stores. When the Saco location opens in spring 2020, it will be Hancock's first entirely new lumberyard since 2004, when it opened the Bridgton location. The last major lumberyard expansion it did was in Kennebunk in 2012. Last year Hancock acquired Mainely Trusses, a manufacturer of structural trusses. More recently, it has expanded its line of kitchen-remodeling stores: one opened in January in Yarmouth (across the street from the Hancock lumberyard) and a Windham store opened on Feb. 15.

Portland needs Class A space

The Boulos Co.'s recent chart that looks at available Class A space in downtown Portland offers some stellar occupancy rates, if you're a landlord, with 94% being the lowest of downtown buildings. If you're a potential tenant, there aren't a lot of options, Boulos Managing Partner Drew Sigfridson told Mainebiz. “The market is so tight for office space. If you had someone who wanted 10,000 square feet, you'd have to go onto multiple floors,” he says. Looks like Portland could use some Class A space.
