Impact Fitness to expand in Biddeford mill district

Impact Fitness Center plans to expand in a new space at the Lincoln Mill in Biddeford and feature a gym, spin and yoga studios, a group exercise room and artificial turf for weightlifting.

The Lincoln is Chinburg Properties’ latest mill restoration project, which will also include a hotel, apartments, a rooftop swimming pool and bar, as well as the new home of Batson River Brewing & Distilling Co.

Impact Fitness has been operating in Biddeford since 2011, but the lease for a new 12,150-square-foot spaces nearly doubles the size of its current location, at 40 Main St. in the nearby Pepperell Mill Campus. The opening date for the new location has not been set, but will be early in 2022.

“This move is the result of a chance meeting with John Finegan, who became my broker,” Impact Fitness owner Scott Fleurant told Mainebiz. “Negotiations can be adversarial, but everyone in this deal was open and honest, timely in their responses, and willing to find ways to make this work for both parties. This is the perfect move in our evolution.” 

Finegan is an associate at real estate firm the Boulos Co.

“We are glad to support local, growing businesses at The Lincoln, and Impact Fitness is a great addition,” said Matt Assia, Chinburg’s director of asset management.

Chinburg, founded in New Hampshire in 1986 by Eric Chinburg, performed its first mill renovation in 1996, and since then has completed 15 mill projects. Its current portfolio includes eight properties in New Hampshire and Massachusetts.
