NY investment firm acquires 9 boutique hotels in Kennebunkport, Kennebunk

Nine boutique hotels in Kennebunkport and Kennebunk have been acquired by a New York investment firm for an undisclosed price.

EOS Investors LLC purchased the group of upscale inns, cottages and other properties, known as the Kennebunkport Resort Collection, from four partners and plans to retain them as managers, according to a news release Wednesday.

The properties include the historic 35-room Kennebunkport Inn, a former mansion built in 1899 and overlooking the town’s Dock Square; the 25-room Boathouse Hotel and Restaurant, located nearby; and the Grand Hotel, in Kennebunk’s Lower Village.

The other acquired properties, all in Kennebunkport, are Cape Arundel Inn & Resort, the Cottages at Cabot Cove, Hidden Pond Cottages, the Lodge on the Cove, Tides Beach Club and Yachtsman Hotel & Marina Club.

The nine properties include a total of six restaurants.

Tim Harrington, partner and creative director of the Kennebunkport Resort Collection, said in the release, “We are thrilled to be joining the EOS Hospitality family and are grateful we found a partner who recognizes the value of not only our collection of unique properties, but Kennebunkport as a world-class destination.”

Harrington launched what would become the collection in 2005 when he purchased and renovated the Cottages at Cabot Cove, according to the KRC website. A longtime summer resident of Maine, Harrington founded Atlantic Holdings LLC in 2001 after working in Massachusetts real estate development.

Other partners are Marc Granetz, a lawyer and executive at JPMorgan Chase in New York; his wife, Kris Granetz; and Michael Shea, CEO of Bolder Healthcare Solutions, of Louisville, Ky., and founder of MedAssist Inc.

In the release, EOS President Jonathan Wang said the acquisition was the first in the Northeast for the firm, which owns a half dozen hotels and resorts in the southeastern U.S.

“We are delighted to add such a renowned collection of resorts to our portfolio and contribute to the evolving and thriving destination that Kennebunkport, Maine, has become,” he said. “Kennebunkport Resort Collection has been a staple for Maine's hospitality sector for over a decade, and with this acquisition, we look forward to making a stronger connection to guests and further build on the great success that the collection has built thus far."

The firm said it plans to make some changes to the Maine properties this year, including renovation and installment of new units at Hidden Pond.
