Owners of Bangor bakery to add apartments across the street

The owners of a bakery that’s been an institution in Bangor for 80 years acquired a property across the street to convert into affordable and market-rate apartments.

Brett and Shelby Soucy are the owners of Frank's Bake Shop and Custom Catering, at 199 State St. 

They bought a former pharmacy across the street at 200 and 210 State St. for an undisclosed price.

Charles Day of Porta & Co. represented the buyer and Epstein Commercial Real Estate represented the seller.

“It’s exciting to see local investment into a project that will add nice housing right there on State Street,” said Day.

The property consists of a main building and a small rear building that housed Miller’s Pharmacy for years and later Northern Light Pharmacy. 

Earlier this year, Northern Light Pharmacy relocated to a purpose-built facility down the road at 364 State St.

The 200 and 210 St. property, on three-quarters of an acre at the corner of State Street and Forest Avenue, is less than half a mile from Northern Light Eastern Maine Medical Center and from downtown Bangor. It was marketed as a prime redevelopment site with excellent visibility and access. 

The two-story main building has 7,320 square feet. The rear building is 1,600 square feet. There are 40 on-site parking spaces.

Family-run bakery

Frank's began in 1945 as a small, family-run bakery founded by Ferdinand (Frank) and Mary Soucy and their two sons Joseph (Joe) and Frank. Still family-owned and operated by the Soucy family, the bake shop has grown into a full-service café, deli and catering business. Offerings include scratch-made pastries, breads, breakfasts, lunches and custom cakes.

“It’s a Bangor institution,” said Day, who grew up in the area. 

The bakery’s founder was Brett Soucy’s great-grandfather. Soucy was involved in the operation all his life. He and Shelby bought the business eight years ago and now have 55 employees.

Affordable apartments

Across the street, Miller’s Pharmacy was “probably one of the busiest pharmacies in Bangor,” Soucy recalled.

When the property came on the market, the couple decided to buy it and convert the two buildings into eight apartments plus some commercial space to lease out.

“It’s going to need a lot of work,” he said. “The building’s old.”

Just over half of the apartments are planned to be affordable housing.

“Bangor can use that for sure,” Soucy said.

Soucy didn’t have a renovation estimate. Financing was provided by Machias Savings Bank.

Interior demolition work is underway. Installations will include a new roof, sprinkler system, kitchens and bathrooms. Units could be ready to lease by the first quarter of 2026, he said.

In the meantime, Frank’s remains plenty busy at its longtime home.

“We love our space,” Soucy said. “We just want to make sure the building across the street looks nice.”
