Maine’s Commercial and Recreational Crossroad

Located in the heart of Maine’s scenic Midcoast region, Brunswick and Topsham offer a great location for your business and your family.

The two communities, at the nexus of Maine’s major population centers of Portland, Lewiston-Auburn and Augusta, have immediate access to Interstate 295, as well as scenic Route 1, and Routes 196 and 201. An expanding transportation infrastructure includes in-town and intra-town bus services as well as access to Amtrak’s popular DownEaster train service at the Brunswick Visitor Center. Encompassing breathtaking ocean vistas, world-class recreation offerings and superlative cultural opportunities, this area is one of the most sought-after retirement destinations in New England.

Brunswick offers the Brunswick Landing campus, formerly the Brunswick Naval Air Station, a mixed-use commercial/residential property of over 3,200 acres. Starting its redevelopment efforts in 2011, the Midcoast Regional Redevelopment Authority (MRRA) has worked creatively and effectively with both Towns to attract over 115 new businesses and over 1,800 new jobs to the Landing. Some of the innovative companies doing business at the Landing include: Mölnlycke Health Care, FirstLight Data Center, SaviLinx, Avita, Coastal Landing, Village Green Ventures, InSphero, STARC Systems, Wayfair, Black Diamond Whiskey and Flight Deck Brewing.

Topsham has a varied inventory of available space for development that includes large parcels over 100 acres, both large lots and smaller pads at the Topsham Fair Mall, as well as many smaller properties. There are properties available in virtually all of Topsham’s business/commercial zones. Some of the leading businesses in Topsham are: Crooker Construction, Wright Pierce, Stantec, Priority Real Estate Group, Sandelin Concrete Products, Coastal Metal Fab, Home Depot, Hannaford, Target, Re/Max Riverside, Pre-Cast of Maine, The Highlands and Highland Green.

Both communities feature stellar, diverse natural resources, with working farms, preserved wetlands, wildlife habitat, coastal and riverine accessible waterways and miles of cross-county hiking and skiing trails. Topsham and Brunswick are joined by the Androscoggin River, which flows to Merrymeeting Bay, a remarkable ecosystem that is the outlet of six rivers, and an ecological and scenic gem of the Maine coast.

Brunswick and Topsham offer beautiful downtowns, diverse natural resources, available development space, and an array of economic development incentives.

A joint project of the Towns, the Riverwalk offers extensive trails and walks along the Androscoggin River, which provide direct visual and pedestrian access to the River. The Androscoggin River Bike Path is a 14-foot wide-paved bicycle/pedestrian path along the Androscoggin River. The path offers scenic overlooks of the Androscoggin River while providing a pedestrian and bicycle connection between in-town Brunswick and the Cook’s Corner/Brunswick Landing area. Located north of Route 1, the path can also be accessed from Topsham via bicycle/pedestrian lanes over the Merrymeeting Bridge.

Complementing the Towns’ economic and recreational activities are a variety of cultural and wellness resources. In Brunswick, Mid Coast–Parkview Health, which merged in 2015, recently completed a $6.2 million renovation at its Parkview Campus and the Downtown Clinic served almost 20,000 patients in 2018. For two consecutive years, Becker’s Hospital Review named Mid Coast Hospital one of America’s 100 Great Community Hospitals. In Topsham, the community enjoys quality services through Central Maine Health’s Topsham Care Center and Topsham Family Medicine facilities. In addition, Bowdoin College, located in Brunswick, hosts the Maine State Music Theater and the International Music Festival, drawing more than 60,000 visitors. Topsham’s lively Fairground sponsors the annual Highland Games and a traditional agricultural fair.

Brunswick and Topsham offer a diverse array of economic development incentives, including Community Development Block Grant (CDBG) funding, Hub Zones, Opportunity Zones, Pine Tree and Military Redevelopment Zone employment tax relief incentives and Tax Increment Finance (TIF) District programs. Brunswick and Topsham currently have over ten TIF agreements in place, and their development staffs are well-versed in the use of this effective and flexible economic development tool.
