Two new retail buildings in York sell for $3.825M

Two newly-constructed, freestanding retail buildings in York sold for $3.825 million to a buyer with a challenging ask.

Saint Thomas LLC had been seeking to acquire triple-net leased retail investment properties with long-term leases in place in southern Maine — not the easiest request, given the limited supply of investment properties throughout the state. 

But after looking at 317 U.S. Route One for nearly a year, the buyer was attracted to the new construction, quality tenants and proximity to the Kittery outlets and Portsmouth Naval Shipyard.

Noah Stebbins of the Boulos Co. represented the buyer in the deal. Daniel de Sa’ of HMX Realty Advisors represented the seller, MCG Warren LLC.

Built in 2022, the buildings total 10,717 square feet and are leased to O’Reilly Auto Parts and Sherwin Williams.
