Developments of single-family homes are rare in this economy where new housing builds have largely been apartment complexes or condos. One developer is bucking the trend with a 45-home subdivision about to break ground in Lewiston.
Project builder Mark Avila told Mainebiz the development is planned for a parcel off of Chase Lane, adjacent to the city’s 450-acre Thorncrag Bird Sanctuary.
Avila’s Northern Closure Construction Co., based in Lewiston, builds traditional "stick-built" homes, but is offering modular packages to buyers too, which would be supplied by Claremont, N.H.-based New England Homes.
Prices will range from $500,000 to $800,000.
Avila and his family live in Lewiston; his wife grew up in town. He said he sees a need for single-family homes to help address the housing shortage.
“While many new apartments are being built, there’s a clear lack of options for those who are ready to purchase a home and establish long-term roots," he said. "We saw a real need in the community for quality, attainable homes where families could plant roots, not just rent space."
Avila has two other housing projects in the works, for which he’s both the owner and builder. He plans to add 22 single-family homes at Apple Valley Estates in Lewiston, and in Auburn he is finalizing the development of Falcon Creek Estates, which will consist of 12 homes ranging in price from $380,000 to $500,000.
“Each project is different, but they all share a common purpose,” Avila said, “to help address the housing shortage in a way that strengthens the community and creates lasting value for the people who live here.
“The Lewiston Auburn community has so much potential — it’s growing, it’s diverse and it’s full of hardworking people who deserve the opportunity to own a home, not just rent one.”
