At $10.5M, home price is highest listing ever for Falmouth

A 13,307-square-foot waterfront house in Falmouth went on the market last week for $10.5 million — the highest offering price ever in the town and possibly in Cumberland County, said the listing broker, David Jones of F.O. Bailey Real Estate.

That asking figure is also double the property's previous sale price, in 2018, of $5.25 million.

The home at 153 Foreside Road "underwent a complete renovation,” Jones, whose firm is also in Falmouth, told Mainebiz. “It is the absolute best property in all of Falmouth and is the highest price a home has ever been offered at. It will sell at a price close to asking if not asking.”

The four-bedroom house, overlooking Casco Bay and a five-minute drive from the Portland Country Club, was built in 1986 and fully renovated in 2021. 

“The home was completely gutted and reconfigured inside,” Jones said.

A full renovation performed over the past year amped up the list price.

The seller, who declined to be identified, has used the property year-round since the 2018 purchase. But the seller is relocating, said Jones.

The prospective buyer pool includes boaters and folks “looking for one-of-a-kind” water views, he added.

The doubling of the sale value reflects the property’s major renovation. 

“Coastal properties like this with waterfront that can be utilized are extremely rare,” Jones said. “Very few waterfront properties have a boat house, accessory dwellings, motor home/boat capable garage, deep water dock and views like this. All the boxes are checked.”

The property was listed June 10. According to the listing, features include a “gourmet kitchen” with top-of-the-line stainless steel appliances such as two SubZero refrigerators and a seven-burner gas range, and a “sprawling” six-seater quartz countertop island.

In addition to the four bedrooms, the house includes 7.5 bathrooms, several balconies and multiple common rooms. A daylight walk-out basement has a full bar, an indoor deepwater diving pool, and a built-in whirlpool jacuzzi. Other structures include a waterfront boat house, a pair of two-bedroom accessory dwellings and a one-bedroom dwelling. The parking area has 21 spaces.
