A former blueberry field off Route 77 in Cape Elizabeth is being transformed into an 18-unit condo development by Portland-based Barrett Made.
Condo developments are under construction in many towns across the state, but a new housing build is rare for Cape Elizabeth (pop. 9,500), whose residents have prioritized preserving the small seaside community’s rural feel.
This project was not a quick sell to town planners, but sales agent Katie Hatch with REMAX Shoreline in Portland told Mainebiz, “We had a really great experience working with the town. It was a long but good process.”
Rob Barrett first considered the property at 94 Ocean House Road in April 2024, purchased the 11.36-acre parcel from the Bothel family for $1.5 million in December 2024, and began site work this past spring.
Now he’s broken ground on the first phase of the development and is pre-selling for occupancy in spring 2026.
Blue Meadow will consist of six two-story units and 12 single-level, which Hatch said are an increasingly desirable layout for a range of customers.
“Single-level living is in high demand,” Hatch said, “not just for down-sizers but for first-time homebuyers as well.”
Prices range from $1.4 million for the 1,800-square-foot single-level units to $1.75 million for the 2,400-square-foot two-story homes. Two of the units are planned to be sold as "affordable" to residents meeting income restrictions.
The project is located on a rise behind Bothel’s Garage, and is surrounded by woods, which Hatch said the development intends to preserve. “Half of the land will be left in its natural state and there will be an egress to the woods for the public.”
Barrett Made is handling the architectural design and the build. Portland-based Studio Eastman is the interior designer.
