Brunswick approves plan for 200 new apartments in hopes to ease housing crunch

The town of Brunswick has approved plans for a 202-unit apartment complex off Bath Road that will help, along with other proposed projects, to ease the housing crunch in the town.

Plans call for four multi-family residential buildings, as well as a clubhouse, that will be managed and developed by a Pennsylvania-based A.R. Building Co.

"This is a full-fledged, luxury apartment community. It's different than a lot of what's being done in Brunswick," Jason Kambitsis, president of A.R. Building, told Mainebiz. "People have expectations today of elevators, floor-to-ceiling windows, and a carefree community that feels like a resort."

The development at 305 Bath Road will be built at the site of a former driving range opposite the entrance to Mid Coast Hospital on Medical Center Drive.

The project got unanimous approval Tuesday from the Brunswick Planning Board after issues about a vernal pool, a pedestrian pathway, traffic access and fire safety measures were addressed, according to the board.

The development still needs building permits, as well as approvals from the Maine Department of Environmental Protection, said Matt Panfil, Brunswick’s director of planning and development. Once those are received, A.R. Building could begin construction later this spring, Panfil said. 

The rental rates for one-bedroom apartments are expected to start at $1,400 to $1,500, and the two-bedroom apartments will start at about $1,800 to $1,900, Kambitsis said.

“It seems to be targeted, with the furnishings and amenities, to market rate and the upper end of market rate,” Panfil said. “We’re still pursuing true workforce housing that the average employee at the Landing can afford.”

“Between this project and others in the works, we’ll be adding about 500 units in a calendar year and that should help ease housing constraints some."

Kambitsis said Brunswick was an attractive market because there had not been a lot of new development and there was strong demand for housing.

"The need exists nationally. There's a dearth of 4 million housing units and people can't keep up with the pace. We liked the site and the town and we think this will be a good fit," he said.

Amazing! Paying an out of state development company to build and manage this site that nobody here can afford, BRILLANT good work Town of Brunswick!!!!
