Kittery lobster restaurant property sells for $2.25M

After several years of on-again, off-again deals, Warren’s Lobster House in Kittery has been sold for $2.25 million.

Buyer Brian Thibeault, owner of ZJBV Properties LLC, based in Manchester, N.H., was the winning bidder at a live auction last week. The Portland office of Tranzon Auction Properties handled the sale. 

The parcel, at 9-13 Water St., hugs the Piscataqua River, just over the bridge from Portsmouth, N.H. Originally. the site was home to just a clam shack in the 1940s. Scott Cunningham co-founded the restaurant in 1984.

The 350-seat eatery closed after suffering water damage from the January 2024 storms, then reopened temporarily for takeout only. 

In addition to the 15,300-square-foot restaurant, the property includes a commercial lobster pound, a 2,450 two-unit residential building and 600 feet of river frontage.

The 1.35-acre parcel has an assessed value of $2.44 million. 

Thibeault had made an offer on the property several months ago for $3.15 million but that deal fell through after a fire partially damaged the residential building. In 2023,s the parcel was almost sold to another New Hampshire developer who had plans for a marina and condos.

Thibeault told Mainebiz that his plans for the property are not yet finalized though he does have an operator interested in reopening the restaurant.

He also said that the water damage from the storms was not extensive, but will necessitate some new flooring.
