Marshall Wharf property in Belfast hits the auction block

Tranzon Auction Properties in Portland has scheduled a foreclosure auction for waterfront commercial property at 36 Marshall Wharf in Belfast. The property is the former home of Marshall Wharf Brewing Co.

The auction is scheduled for Dec. 3 at 11 a.m. Preview times are Nov. 21 from 2-3 p.m. and Nov. 26 from 2-3 p.m.

The property is in the heart of Belfast's downtown and waterfront. Nearby businesses include Front Street Shipyard, Navtronic and restaurant and retail establishments. 

The property covers 6,048 square feet on 0.18 acre, and has waterfront mixed-use zoning. 

A $25,000 deposit will be required in order to bid in the live auction. A minimum bid has been established but is not being disclosed publicly.

According to Belfast public records, the property has a total tax value of $277,500, with the building valued at $65,400 and the property at $212,100. It last sold in July 2007 for $600,000.

The structure on the wharf was built around 1900, Tranzon Sales Associate Ruth Lind told Mainebiz.

“The building was constructed as a granary and operated as such into the early 1900s,” she said in an email.

Over the years, as it has expanded, the building has been used for cold storage, Eastern Maine Towage’s towboat operation, a plumbing business and a lobster pound, according to Lind.

There are still signs of the granary.

“You can see all the old grain hoppers on the third floor and old wooden structures where they would dispense the grain into sacks to be filled,” she said by phone.

The condition of the building is not very good, according to Lind. Harbor waters lap up to the building, which has been breached by storms.

“[The building] will probably have to be razed,” she said. “When we were there last week and it wasn’t high tide yet, the water was within a few inches of the bottom of the first floor.”

The building extends over the water, and some of the posts will need to be repaired because of age. Exterior walls that have been breached will also need repairs. However, the interior looks pretty good, she said.

The property is eligible for contract rezoning. 

“It’s been used as a brewery, so that’s an option,” she said. “If another brewer wanted to go in there, the equipment will also be sold.”

A building next door is in the same zone and is being used for offices, she explained. Advantages of the location include readily available parking and proximity to Belfast’s downtown and Harbor Walk.

Tranzon is marketing the property heavily through online advertising, along with postcards to area residents, some newspaper advertising and listing services.

Property owners are the brewery’s owners, David and Sarah Carlson. According to a Bangor Daily News report in June, the brewery was shut down in April after two winter floods caused severe damage.

We live in Maryland but owe property at Swanville. Marshall Wharf has been one of our favorite breweries in Maine. The staff was absolutely wonderful-mainly Kate!!! We were so sorry they closed and hope that someone else will secure the property and return it to a brewery!! And please hire Kate to run it for you!!!
