The first of two Cross Street condominium buildings coming online at the Downs.
The ever-evolving 577-acre mixed-use community between U.S. Route 1 and Payne Road in Scarborough has under construction new condominiums, a Market Basket grocery store and an Intermed outpatient facility.
Sitework is also underway for the town center which will include more housing, shopping, dining, a central green and additional walking trails.
Dan Bacon, development director for the Downs, gave Mainebiz an update and recent tour.
The Downs already has more than 50 businesses on site, including a Costco, IDEXX Laboratories offices and labs, AV Technik, Throttle Car Club and a mix of light industrial firms and retail and service businesses. Allagash has opened a brewpub and plans to build a larger facility too.
Bacon said the Maine Mariners hockey team, in partnership with Lewiston-based Hebert Construction, is in the approvals process to build a 58,000-square-foot ice arena, projected to open for the 2027 hockey season.
Over 1,000 residents live at the Downs in more than 600 varied housing units, from tiny homes and apartment buildings to single family homes and townhouses. Plans call for 1,000 more housing units over the next few years.
The Cross Street condos, spread over two four-story buildings, will be the closest ownership options adjacent to the town center, and will bring the total number of housing units at the Downs to over 700 when completed.
Forty-eight of the units will be available for purchase this December. Construction on the other 48 condos will start next year. Each building is 58,200 square feet and will include one-, two- and three-bedroom units, ranging from 682 to 1,244 square feet. Prices will start at $399,000.
Bacon said the Cross Street residences will have in-unit laundry, oversized windows and high ceilings: 12 feet on the first floor and 9 feet on upper levels. Amenities include community gathering spaces complete with a prep kitchen, banquet seating, shuffleboard, pool table and a lounge overlooking a courtyard which has grills and a firepit.
There are also rooftop decks, work from home spaces, fitness rooms, interior storage, bike storage, dog wash facilities and EV charging stations. Forty-five detached private garages will be available for separate purchase or as part of select home packages.
Bacon said construction on the Cross Street condos utilized panelized construction, prefabricated at Hancock Lumber which is headquartered in Casco, with exterior vertical corrugated metal siding and horizontal fiber cement clapboards.
M&R Holdings LLC is the developer of the Downs. Risbara Brothers Construction Co. is the general contractor for the Cross Street condos as well as for many of the projects in the development. Cambridge, Mass.-based PCA Architects is the designer of the new condos.
