Vermont courier scores warehouse space in southern Maine's tight industrial market

warehouse Courtesy / The Boulo Co. When industrial space in Scarborough became available to lease, a Vermont company jumped on the deal.

A courier service based in Williston, Vt., expanded to Maine last year with the acquisition of a similar firm in South Portland. And now Vital Delivery Solutions is expanding its Maine footprint with a larger facility in Scarborough.

The lease of the 11,040-square-foot building at 107 Pleasant Hill Road was a score for the firm, given southern Maine’s tight industrial market.

“In today’s tight market, half the deals that get done are off-market deals and happen because of brokers’ knowledge of opportunities," Cameron Foster of the Boulos Co. said in a news release.

Terms of the lease were not disclosed. Vital Delivery Solutions was represented by Foster and Drew Sigfridson and the landlord was represented by Greg Boulos. All are with the Boulos Co.

The freestanding building includes 2,040 square feet of office space and 9,000 square feet of warehouse space, according to LoopNet. It’s prominently located in a well-established commercial and industrial corridor. The warehouse space features loading docks and an overhead drive-in door. 

Vital Delivery Solutions began in 1987 with one route and has grown to over 200 daily routes as a provider of same-day and next-day delivery, according to its website. It has five locations, in Vermont, New Hampshire and Maine, and over 220 employee drivers.  It serves markets such as health care, banking, office supplies and home residential.

Highway access

Vital Delivery Solutions, formerly Green Mountain Messenger, purchased South Portland-based General Courier in 2021 and hired the Boulos Co. to help them find a larger Maine facility. 

Their must-haves included good access to the highway, a parking lot with 40 or more spaces and turn-around space, a high ceiling for racking, and a loading dock — some of the most sought-after specs in the market, according to the release.

The search took months of making calls and exploring different options. When 107 Pleasant Hill Road became available, the deal happened quickly.

Demand has been outpacing the supply of industrial space in Cumberland and York counties for several years — a problem aggravated by the pandemic. New businesses have been competing with old businesses that might have been looking for space for 12 months or more.

Half of the deals today are off-market, noted Foster.

“Cam and his team educated us about the Maine market and made us aware of every new opportunity,” said Vital Delivery Solutions CEO Matt Kozlowski. “When the perfect site came to market, it happened quickly, thanks to that upfront work.”

The Maine Department of Economic & Community Development has a new site selection tool for searching the entire state for available industrial properties, including warehouse spaces. The tool also includes GIS layers, workforce/labor data, and other info critical to developers.
