Every week in the Thursday Real Estate Insider, Mainebiz compiles a list of commercial real estate leases. (The Tuesday Real Estate Insider publishes commercial sales.) Here are the leases we published in October 2025.

JSI Store Fixtures leased 42,000 square feet of industrial space at 39 N. Hildreth St. in Bangor from JB Brown and Sons. Sylas Hatch and TC Haffenreffer from the Dunham Group brokered the transaction.

Intermat leased 22,217 square feet of industrial space at 106 Innovation Way in Scarborough from Atlantic Commercial Holdings LLC. Greg Hastings from the Dunham Group and Charles Day from Porta & Company brokered the transaction.

DSI Distributors (Door Systems, Inc.) leased 11,650 square feet of industrial space at 55 Bradley Drive in Westbrook from 55 Bradley LLC. Greg Hastings from the Dunham Group and Rob Baldacci from F.O. Bailey Real Estate brokered the transaction.

WPF HOLDCO LLC leased 11,000 square feet of industrial space at 41 Industrial Ave. in Sanford from HJP41,LLC. Greg Hastings from the Dunham Group brokered the transaction.

Snyder’s-Lance Inc. leased 7,650 square feet of industrial space at 19 Gendron Drive in Lewiston from D. Gendron Construction Inc. The tenant was represented by Raquel Perry of Cushman Wakefield. The landlord was represented by Chris Paszyc, Nick Lucas and Chris Romano of the Boulos Co.

Cilantro Indian Bistro leased 5,920 square feet of retail space at 200 High St. in Ellsworth from WCJJ LLC. The transaction was arranged by Roy Donnelly of the Boulos Co.

DiMillo’s Old Port Yacht Sales Inc. leased 4,400 square feet of industrial space at 1 Lincoln St. in South Portland from Keeley Crane Services Inc. Tom Moulton and Katie Breggia from the Dunham Group brokered the transaction.

MVPT Physical Therapy leased 3,800 square feet of office/retail space at 1364 Congress St. in Portland from CP Westgate LLC. Frank O’Connor and Bryan Plourde from the Dunham Group, and Richard Lobkowicz from District Real Estate Advisors brokered the transaction.

Brown & Brown leased 2,300 square feet of office space at 5 Fundy Road in Falmouth from Five Fundy LLC. The tenant was represented by Jim Harnden and Sam LeGeyt from the Dunham Group. The landlord was represented by Steve Baumann from Compass Commercial.

Greater Portland Landmarks Inc. leased 2,277 square feet of office space at 4 Milk St. in Portland from 4 Milk MHR LLC. The tenant was represented by Nate Stevens of the Boulos Co. The landlord was represented by Joe Malone and Luke Malone of Malone Commercial Brokers.

Randy Carver leased 1,000 square feet of garage/flex space at 20A Alton St. in South Portland from Anastasoff Apartments LLC. Mike Anderson of Malone Commercial Brokers brokered the transaction.

Leases from Oct. 9

Sedgwick Claims Management Service Inc. leased 5,801 square feet of office space at 600 Sable Oaks Drive in South Portland from Atlantic Federal Credit Union. The tenant was represented by Cameron Foster of the Boulos Co. The landlord was represented by Tom Moulton and Katie Breggia of the Dunham Group.

Chalk Studio LLC leased 3,670 square feet of retail space at 49 Dartmouth St. in Portland from Forest Ave. Plaza LLC. Cameron Foster and Nate Stevens of the Boulos Co. brokered the transaction.

Apotheosis LLC leased 3,500 square feet of retail space at 49 Dartmouth St. in Portland from Forest Ave. Plaza LLC. Cameron Foster and Nate Stevens of the Boulos Co. brokered the transaction.

Living Innovations Support Solutions LLC leased 3,000 square feet of office space at 36 Anthony Ave. in Augusta from J&R Associates LLC. The tenant was represented by Cameron Foster of the Boulos Co. The landlord was represented by Nick Lucas of the Boulos Co. 

M& S Realty LLC leased 3,000 square feet of industrial space at 9 Landry St. in Biddeford from HBS Properties LLC. Greg Hastings of the Dunham Group brokered the transaction.

Blue Bliss Dental Wellness LLC leased 1,800 square feet of medical office space at the Rock Row Medical Campus in Westbrook from Dirigo Medical Developers I LLC. Mark Malone and Nick Malone of Malone Commercial Brokers brokered the transaction.

Skapa LLC leased 978 square feet of retail space at 22 Hancock St. in Portland from Dunnijam LLC. The tenant was represented by David Costello of Keller Williams Realty. The landlord was represented by Mike Anderson of Malone Commercial Brokers.

Leases from Oct. 16

Eye Care Medical Group leased 6,166 square feet of medical office space at 1685 Congress St. in Portland from 1685 Congress St. LLC. The tenant was represented by Nick Malone of Malone Commercial Brokers. The landlord was represented by John Doyon of Malone Commercial Brokers.

Rexel leased 6,000 square feet of industrial-flex space at 999 Roosevelt Trail in Windham from Windham Excavating Co. The tenant was represented by Jim Boyle from Colliers. The landlord was represented by Pete Harrington of Malone Commercial Brokers.

Court for Healing and Recovery LLC leased 3,000 square feet of office space at 11 Adams St. in Biddeford from Court Square Properties LLC. The tenant was represented by Emmett Peoples of Porta & Co. The landlord was represented by Anthony Struzzerio of Porta & Co.

M&S Realty LLC leased 3,000 square feet of industrial space at 9 Landry St. in Biddeford from HBS Properties LLC. The lease was brokered by Greg Hastings from the Dunham Group.

Stroudwater Associates leased 2,953 square of office space at 1685 Congress St. in Portland from 1685 Congress St. LLC. The tenant was represented by Roxane Cole of Roxane Cole Commercial Real Estate. The landlord was represented by John Doyon of Malone Commercial Brokers.

Remaine Humble Farms LLC leased 1,372 square feet of retail space at 10 Moulton St. in Portland from Adrienne Jane Machie Glo Inc. The tenant was represented by Emmett Frueh from the Boulos Co. The landlord was represented by Sam LeGeyt and Jim Harnden from the Dunham Group.
 
Granite Design USA renewed its lease of 2,600 square feet of industrial and office space 54 Olde Canal Way in Gorham from Peter Lyford Inc. The renewal was brokered by Sam LeGeyt from the Dunham Group.

Clarvida leased 1,458 square feet of office space at 1 Bowdoin Mill Island in Topsham from Bowdoin Mill Associates LLC. The lease was brokered by Joe Atwood from the Dunham Group and Jenn Small from Malone Commercial Brokers.

Leases from Oct. 23

Camden National Bank leased 13,500 square feet of office space at 1 Market St. in Portland from CF Evie LLC. The landlord was represented by Peter Gwilym and Joe Porta of Porta & Co. 

Chest Medicine Associates P.A. renewed its 12,924-square-foot office lease at 100 Foden Road in South Portland from DRACO South Portland 100 LLC. Tom Moulton and Katie Breggia from the Dunham Group brokered the renewal.

Party with Confetti Rentals LLC leased 11,737 square feet of industrial and office space at 3 Eisenhower Drive in Westbrook from D & G Group Holdings LLC. The tenant was represented by Greg Hastings of the Dunham Group. The landlord was represented by Mike Anderson of Malone Commercial Brokers. 

Yardie Ting LLC renewed its lease of 2,389 square feet of retail space at 28 Monument Square in Portland from 28 MSQ LLC. The tenant was represented by Mike Anderson of Malone Commercial Brokers. The landlord was represented by Cameron Foster of the Boulos Co. 

EchoStor Technologies LLC leased 2,375 square feet of office space at 383 U.S.Route 1 in Scarborough from MER Development LLC. Tom Moulton, Katie Breggia, and Bryan Plourde from the Dunham Group brokered the lease.

Buena Vista Filipino Food Market leased 2,020 square feet of retail space at 1012 Stillwater Ave. in Bangor from 1010 Stillwater LLC. The transaction was arranged on behalf of the tenant by Roy Donnelly of the Boulos Co.

Motion Drivers Education LLC leased 1,800 square feet of office space at 197 Lisbon St. in Lewiston from Scruton Block LLC & 197 Lisbon LLC. The transaction was arranged by Noah Stebbins of the Boulos Co.

Toole Design Group LLC leased 1,740 square feet of office space at 50 Monument Square in Portland from the Lancaster Group LLC. The tenant was represented by Sasha Phillips from the Boulos Co. The landlord was represented by Tom Moulton and Katie Breggia from the Dunham Group. 

Guaranteed Rate Inc. leased 1,355 square feet of office space at 506 Main St. in Westbrook from Stockhouse Station LLC. Mark Anderson of Malone Commercial Brokers brokered the transaction.

Monge & Associate leased 939 square feet of office space at 75 Market St. in Portland from Wholly Cow LLC. Peter Harrington of Malone Commercial Brokers brokered the transaction.

Leases from Oct. 30

Partners for World Health subleased 16,758 square feet of industrial space at 40 Quarry Road in Portland from RTS Packaging LLC. The subtenant was represented by Greg Hastings from the Dunham Group. The sublandlord was represented by Claire Richardson from the Boulos Co. 

Community Surgical Supply of Toms River LLC leased 4,800 square feet of industrial space at 100 Riverside Industrial Parkway in Portland from Berzinis Realty LLC. Greg Hastings from the Dunham Group brokered the lease.

Wells Fargo Bank N.A. renewed its lease of 1,448 square feet of office space at 254 Commercial St. in Portland from Waterfront Maine LP. The transaction was arranged by Derek Miller of the Boulos Co.

Grump & Sunshine Bookshop LLC subleased 1,358 square feet of retail space at 40 Free St. in Portland from Maine Originals Inc. The subtenant was represented by Emmett Peoples of Porta & Co. The sublandlord was represented by Derek Miller of the Boulos Co. 

Maine Democratic Committee Corp. leased 995 square feet of office space at 565 Congress St. in Portland from Venture Investment Co. The transaction was arranged by Nate Stevens, Samantha Marinko and Emmett Frueh of the Boulos Co.

Northends LLC leased 550 square feet of office space at 254 Commercial St. in Portland from Waterfront Maine LP. The transaction was arranged by Derek Miller of the Boulos Co.
