A waterfront estate in Kennebunkport had been in the same family for 80 years — until recently, when it sold for $9 million.
The sale price for the home, at 83 Turbats Creek, is believed to be the record for York County, according to Legacy Properties Sotheby's International Realty. Agent Bill Gaynor brokered the deal.
“The sale of Grey Gull cottage demonstrates the insatiable desire for prestigious Maine waterfront properties as the demand constantly outweighs the supply, like never before,” Gaynor said in the Legacy Real Estate Blog, a weekly newsletter. “I fully expect this appreciation trend to continue in the immediate future.”
Grey Gull is at the mouth of Turbats Creek and overlooks the Vaughn Island Preserve.
The estate, which dates to 1929 and has five bedrooms and 275 feet of waterfront, "embodies a bygone era of coastal Maine living," Legacy said.
Maine's home market has seen some shifts since the pandemic-spurred feeding frenzy of the past three years. As interest rates have climbed and inventory has gotten tighter, the market for moderately priced homes has softened.
But buyers at the high end of the market are continuing to put down significant sums for turnkey homes, particularly in desirable ZIP codes, brokers have said in recent months. York and Cumberland counties continue to attract buyers of second homes, according to a recent report.
“While we have seen cooling in some of the major national real estate markets, the Maine real estate market continues to be propelled by demand for special properties,” Chris Lynch, president of Legacy Properties Sotheby’s International Realty, said in the company's Legacy Real Estate Blog.
