Granite State developer has a range of housing projects in southern Maine

Beylin Development, with offices in Windham, N.H., and Westboook, has broken ground on a 34-duplex apartment complex near Thornton Academy in Saco.

The 4.5-acre parcel is located off of Roebuck Avenue, between North Street and Sokokis Circle.

Beylin president Simon Beylin told Mainebiz that the market-rate units are designed to be spacious at just under 1,400 square feet, with three-bedrooms. He projects the development will be completed in 2026.

The firm purchased the parcel, which had been home to an auto repair shop, for $1 million and Beylin anticipates the full project cost to be $15 million.

The land is located in the only opportunity zone in York County, which can provide developers with a break on capital gains taxes when the property is sold, as long as it's been held for 10 years.

Projects elsewhere

Beylin has other projects in Maine in the works, including 298 Main St. in Yarmouth, a 19-unit mixed use project in the center of town. Also in Yarmouth, the company has just completed a single-family home on North Street, which is expected to be the first of a four-home subdivision, pending approvals.

Two more projects are planned in southern Maine.

One will provide 100 units of both elderly and workforce housing, in two buildings, in York County. That project is in the approval process with construction projected to begin Spring 2026.

A second housing project is planned for Duck Pond Road in Westbrook. But, due to a road paving moratorium, it won't get underway until 2028.
