A long-delayed mixed-use project in the heart of Yarmouth village has gotten underway with the laying of the foundation for the 19,545-square-foot, three-story building.
The project is being led by Windham, N.H.-based Beylin Development and its construction team.
The project was first approved in 2021. Simon Beylin told Mainebiz that his company purchased the project in 2024 from Barrett Made, a design-build firm based in Portland.
While initially approved for 15 apartments and three first-floor commercial spaces, Beylin said after several shifts in the market, he’s now offering the residential units for purchase as condominiums.
The units will be a mix of one- and two-bedroom condos, ranging in size from 650-square-feet to potentially 1,800, if buyers want to take advantage of an option to purchase adjacent units for a combined living space. The company is not pre-selling yet, but expects to do so in the next month, with prices starting at $750,000.
Beylin foresees the property attracting older residents. “Everybody we’ve spoken to has said these will appeal to Grandmom and Grandpop, who have moved away but want to come back for the summer to visit grandkids."
The three first-floor commercial spaces have not yet been leased though Beylin said they’ve had a lot of interest.
There are seven parking spots in the building, and additional parking will be available at a lot next door at Railroad Square.
Beylin Development is owned by Simon Beylin and Peter Anania, who lives in Yarmouth. The company has a Westbrook office and has done a number of builds in Maine, in Windham, Old Orchard Beach and Westbrook. The latest project is a 34-unit condo complex in Saco, which has just been approved.
The company is also building single family homes in Yarmouth. A North Road home is nearly complete and work will start soon on three homes on John Howland Drive.
Beylin said the company has not been involved with any affordable home projects, and prefers to focus now on “smaller projects, 30-50 units and smaller, where you can get in and out in a year and aren’t carrying interest payments.”
The Main Street project is expected to be completed by the summer of 2026.
