Kennebunkport housing trust builds homes for the local workforce

With seasonal residents now owning close to half the homes in Kennebunkport, a nonprofit housing advocacy group is working to provide affordable homes for the local workforce.

The Neighborhood Housing Trust broke ground this week on its second housing development geared to working families and seniors. 

Landon Woods will have a total of six homes in three duplexes, on a 4.7-acre parcel off of Beachwood Avenue. The land was donated by the town of Kennebunkport.

All of the homes will be made available to households earning no more than $110,240. 

Larissa Crockett, executive director of the NHT said the homes will list for a maximum of $378,000. There will be two designs — one with two bedrooms and one with three — and total square footage will range from 800 to 1,100 square feet.

In 2022 the trust built a similar six-home development at Heritage Woods, off of School Street,
and the homes there sold for no more than $297,000.

According to statistics from Realtor.com, the median listing price in Kennebunkport in May was $1.8 million. 

Crockett said the trust’s goal is to build affordable homes in neighboring Kennebunk and Arundel as well.

"The people of Kennebunkport and the surrounding towns rely on workers in all sectors for our daily needs to be met and volunteers of all ages to keep our government boards and committees filled. We need housing that working families and seniors can afford to ensure this happens.

“Without places for fishermen, local business owners, teachers, firefighters and other hardworking people to live, Kennebunkport and the surrounding towns will become less viable, vibrant and resilient.”

There are nine multifamily income-restricted properties in Kennebunk — a total of 233 units — and a new 72-unit development for seniors was recently approved for West Kennebunk.

The $27 million Landon Woods project is funded by MaineHousing, the Genesis Fund, Bangor Savings Bank and private donors. 

Sanford-based PATCO Construction Inc. is the builder and the development is expected to be completed by the end of the year.

The NHT, formerly the Kennebunkport Heritage Housing Trust, was founded in 2018.
