Carolina Resort Motel in Old Orchard Beach reopens as the Voyager Motel

The Old Orchard Beach oceanside motel known for decades as the Carolina Resort Motel, has undergone a top to bottom renovation and is reopening this month under new ownership and a new name — the Voyager Motel.

The 34-room beachfront property at 1 Roussin St. was built in 1976 and was owned by the same family for generations. Former owner and manager Paul Sheltra told Mainebiz the family felt it was finally time to pass the torch. 

Potentia LLC bought the 12,000-square-foot property from Carolina Motel LLC and the Estate of Claire Boutot for $3.7 million two years ago.

"We bought the motel in 2023 and planned to upgrade," co-owner Alex Fabish told Mainebiz. "At the time we were renovating the Wagon Wheel Motel in Saco and had a few apartment and commercial building renovations underway as well, so it took a bit to finish those and figure out the details with the Voyager, but it's finally come together and we're excited about the results.”  

Fabish said the rehab was extensive, including new windows and doors, roofing and walls. Some portions of the building required significant reconstruction to support the new design and withstand the environment, being right on the beach. 

The project was a joint effort between Centurion Property Management, based in Biddeford, and Scarborough-based Ducas Construction. Archetype Architects, of Portland, coordinated exterior work. 

One of the first updates to the rooms was air conditioning, which the older motel had never had. The rooms received major upgrades, from recessed lighting to smart streaming TVs, to new mattresses, plush bedding and new appliances in the kitchenettes.

“The room design is meant to be modern and accessible,” Fabish said. “We infused the colors of the motel’s logo into each room, with pops that seamlessly blend into the beachy furniture. The rooms feel spacious and bright, making it easy for traveling families to spread out and for our long-term guests to have a functional kitchen since we are open year-round.”

All of the rooms have direct or partial ocean views.

The grounds of the property have undergone major changes as well, including hardscaping to define a larger pool deck and walkways, and the inground pool has been replastered with a mosaic tile design. Braden Drypolcher was the landscape architect.  

The Voyager is accepting reservations by phone, at 207-934-4476, and through the former Carolinamoteloob.com website until the new website launches this summer.
