Development of 43-unit Wyeth condo complex wraps up in Falmouth

Construction of a 43-unit condominium development called the Residences at the Wyeth, at 267 US Route 1 in Falmouth Foreside has wrapped up, and 15 units have sold.

The development includes upper-story condos and ground-floor commercial units.

The condos will have their own address of 1 Wyeth Way, because the main lobby entrance is located on the opposite side of the building from the commercial businesses.

The listings are represented by Will and Ally Fuller of Legacy Properties Sotheby’s International Realty.

The project was developed by the Shops at Falmouth Square LLC, a group of Falmouth residents who personally invested in the project, Will Fuller told Mainebiz.

The general contractor was Penobscot General Contractors in Falmouth. The design came from Archetype Architects in Portland.

The project broke ground in July 2023. Pre-sales began in January 2024. There have been 15 sales, with more closing soon, Will Fuller told Mainebiz.

Some residents have started moving in. 

The Fullers said they've brought around 50 people, brokers and non-brokers, through the development. 

The buyer pool includes locals, out-of-state, retirees, people downsizing or simplifying, he said.

Prices range from $725,000 to $1.112 million.

Construction includes support by pilings driven to bedrock to eliminate settling. The steel-framed structure has poured concrete floors on every level for stability and sound insulation. 

Materials include hardwood flooring, concrete-insulated wall panels, commercial-grade windows and doors and no-maintenance siding, all chosen for durability, sound reduction, and energy efficiency, according to a news release. 

Amenities include heated, private parking garages, zoned, quiet HVAC systems, LED lighting and appliances. 

The price range starts at $725,000 for a one-bedroom up to $1.112 million for a three-bedroom. Sizes range from 826 square feet for a one-bed-room up to 1,588 square feet for a three-bedroom. A number of residences on level two have larger outdoor terraces, Fuller said.

Commercial units on the ground floor include Sapporo Japanese Restaurant, with a café, clothing store and home design stores on tap.
