In a frenzied home-sales market, Maine records its highest sale price in three years

Amid a dizzying residential real estate market, Maine has recorded its highest home price sale in three years.

A 10,000-square-foot house on Sebago Lake in Raymond sold this week for $8.5 million, according to the listing broker, the David Banks Team at RE/MAX by the Bay.

David Jones, owner of F.O. Bailey, represented the buyer in the transaction.

Jones described the house as the crown jewel on Sebago. The buyer, who lives in Massachusetts, had a connection to the lake that went back to his grandparents' generation.

"I sent it to him, and he said, 'I gotta have it,'" Jones told Mainebiz. "It was the culmination of a dream."

The house, which dates to 2009, has four bedrooms and seven bathrooms. It has old-school features like post-and-beam construction, cathedral ceilings and a fieldstone chimney, but also an in-home theater and gym. Bedrooms have their own dressing areas. There's a lighthouse on the property, as well as a protected cove for swimming.

The house, at 64 Sunset Chimney Road, was listed at $9.97 million, according to Zillow. It was on the market for two months.   

The sale price of $8.5 million was the highest ever paid in Cumberland County and is the highest residential sale in Maine since 2018. 

In 2018, two houses in Bar Harbor exceeded the sales price. The former David Rockefeller estate sold for $19 million, while a second home there sold for $9.5 million.

Prior to this sale, the highest price paid for a home in Cumberland County was for a place on Shore Road in Cape Elizabeth. It sold for $7.7 million. 

The Sunset Chimney Road property last sold in November 2014, for $7.15 million. RE/MAX By the Bay was also the broker on that deal.

"This is the second time we have set a record selling 64 Sunset Chimneys. There are countless reasons why this iconic Sebago Lake property is among the most coveted properties in the state of Maine," David Banks said in a prepared statement sent to Mainebiz.

With this house sold, the most expensive house in the market in Maine is in Bar Harbor. It is a seven-bedroom, 8,000-square-foot oceanside estate on Sols Cliff Road, listed at $8.9 million.
