Kittery Foreside will welcome boutique hotel to the neighborhood this fall

For its petite size, Kittery Foreside is seeing a fair amount of development this year. 

Winter Holben Architecture and Design's newly built studio at 3 Walker St. is about to open, and right around the corner at 29 Wentworth St., a boutique hotel is under construction.

The Foreside Inn will feature 24 guest rooms in two buildings, which developer Madbury Real Estate Ventures said reflect the art scene and seaport heritage of Kittery Foreside. 

“The Foreside Inn captures the creative spirit and chic aesthetic of Kittery Foreside, tucked into a cozy spot off the beaten path, just steps from all the area has to offer,” said Taylor McMaster, managing partner at the firm. “It’s the ideal home base for exploring Kittery Foreside, Portsmouth [N.H.] and the Maine coast.”

Accommodations will included extended-stay suites with kitchenettes. The majority of rooms have private balconies.

McMaster said the first of the buildings will be open for business in November; the second is targeted for a December opening. 

The property had previously been home to the Enchanted Nights Bed & Breakfast, which closed in 2023 and was demolished to make way for the new inn.

The developers are longtime property owners in Kittery Foreside.

“We’ve seen the market for multifamily, short-term rental and commercial do very well,” McMaster said. 

“The downtown Foreside area is loved for its great shops and restaurants and currently there are no hospitality properties directly in the downtown. Given the attraction of the neighborhood, along with the proximity to downtown Portsmouth, the outlets, and the Portsmouth Naval Shipyard, we saw this as an attractive opportunity.”

The Foreside Inn is the second boutique hotel in New England for Madbury Real Estate. The company opened the Rockport House in Rockport, Mass., in fall 2024, and it co-owns the Coach House Inn in Salem, Mass.

The Kittery project is being brought to life by a team of contractors led by neighboring Winter Holben Design & Architecture, and including Portsmouth, N.H.-based Altus Engineering, Woodburn & Company Landscape Architecture, headquartered in Newmarket, N.H., and Salem, N.H.-based JJ Welch Construction.
