Maine median home price surpasses US level in October

Maine's median sales price for homes sold in October rose to an all-time high of $426,000, surpassing the U.S. median price of $420,600.

Following a market slowdown in previous months, Maine saw a 10.73% jump in the number of homes sold compared to October 2024. 

Maine Listings reported that the median sales price increase represented a 7.85% gain over a year ago. The previous high had been $425,000, recorded in May and June, but the median price had cooled to $402,500 by September. 

“Buyers were active in October with sales outpacing the number of new listings for the month,” said Jeff Harris, 2025 president of the Maine Association of Realtors and a broker affiliated with Harris Real Estate in Farmington. 

Along with rising demand, he noted that the inventory of homes for sale was down 7.6% from a year ago.

After several months of indications that home sales were cooling off, the October numbers point to a return to a sellers' market. 

“As we move through the fourth quarter and into 2026, it’s a great time for sellers to list their property, as for-sale inventory tends to be at its lowest point during the Maine winter months. Market conditions remain strong," Harris said. 

U.S. numbers

Nationally, sales of single-family existing homes in October 2025 rose 1.9% compared to October 2024, the National Association of Realtors reported. The MSP for those homes increased 2.2% to $420,600.

In the Northeast, the median sales price climbed 6.5% to $503,700. Sales were up 4.3% in October year-over-year.
