Developers Collaborative has broken ground on another 55-plus condominium building for the Stevens Square at Baxter Woods community, located off Stevens Avenue in Portland’s Deering Center.

The 61,136-square-foot complex is the third of five buildings planned for the 19-acre site and will contain 28 two- and three-bedroom market-rate condos for older residents.

The new units will range from 1,204 to 1,820 square feet and are priced between $811,657 and $1,062,945. The building includes two guest suites, a common room, a large community deck and covered parking.

Broker for the project Ed Gardner told Mainebiz that 15 of the 28 units are already under contract.

Building three is the next phase in the transformation of the historic Sisters of Mercy campus which has included the repurposing of the c. 1906 Motherhouse into 88 apartments for seniors and the creation of the Stevens Square Community Center, which is now home to the Good Theater, a fitness center, pool, gymnasium, cafe and offices for Developers Collaborative.

South Portland-based Optimum Construction is the contractor for this phase of the project, which is expected to take 14-16 months to build.

Stevens Square is adjacent to the 30-acre Baxter Woods and is Portland's first master-planned 55+ active adult community, according to the Developers Collaborative team, which is led by Kevin Bunker and Laura Reading.
