Tailwind Court in Auburn expands to 144 market-rate apartments

The Sasseville family has just completed its sixth apartment building at its Kittyhawk development at Tailwind Court in Auburn, and is currently leasing the newest 24 units. 

The project has been a full family affair for the Sassevilles. Paul and Gail Sasseville started the complex in 1990 and are still active in the construction company, Sasseville Management LLC. Son Aaron and daughter April LaFrance joined the firm over the years and serve as director of operations and chief executive financial officer, respectively. Members of the third generation helped with the most recent build.

The company develops, builds and manages all of their buildings, including the 144-unit Highlands complex at 393 Center St. which it built in 1989.

The latest addition at 7 Tailwind Court brings the total apartments at the Kittyhawk complex to 144. The complex is spread over 20 wooded acres; there’s a large pond on the property, too.

Rental rates are from $1,950 for a one-bedroom to $2,400 for a two-bedroom, two-bath apartment.

Aaron said they have approvals and utilities in place for an additional 24-unit building to be built next to 7 Tailwind Court, and have hopes of building another, but have put those projects on hold.

“We have decided to pause for a few reasons,” he said. “We would like to see interest rates ease a bit. We are also monitoring the amount and effect of additional units being built in our immediate area. 

“Construction cost and tariff impacts are also something we continue to look at. We did see market saturation in the early 1990s and are just proceeding with caution.   

“We are excited about the housing market in Auburn and will continue to own and manage in the area for the long term.”
