A fitness center that opened in Falmouth in January is already planning to expand to a second location in Portland.
Reframe Fitness, owned by Lily Jocham, leased 2,644 square feet of retail space at 180 Kennebec St. in Portland’s West Bayside neighborhood.
Joe Malone and Luke Malone of Malone Commercial Brokers represented the landlord, Furman Bayside Studios LLC. Jennifer Davies of Compass Commercial Brokers represented the tenant, Reframe Fitness LLC.
Reframe built a following at its Falmouth studio, in Suite 104 at 267 Route 1, through its Pilates classes using an exercise machine called the XFormer, according to a news release. The device has various stationary and mobile components. Reframe is the first fitness studio in Maine to use the Xformer, according to the company’s website.
The Portland studio, located on the ground floor of a building called the Furman Block, will also feature the machines, along with a mat room.
“Reframe brings a thoughtful, community-driven approach to fitness, and that aligns really well with the momentum we’re seeing in West Bayside,” said Luke Malone.
That momentum includes, in recent years, multi-million-dollar investments into numerous properties in the neighborhood, including a master plan for mixed-use development across a multi-building portfolio acquired in 2022.
A fitness facility called F45 occupies the building’s second commercial space.
Developed by Szanton Co., the seven-story, 45,297-square-foot Furman Block, built in 2020, has mixed-income apartments on the upper stories and street-level commercial space.
