Casco Bay EyeCare has just leased 33 Gorham Road in Scarborough and will relocate there from 7 Portland Farms Road in Scarborough in spring 2026.
Casco Bay EyeCare has signed a lease for 5,000 square feet at 33 Gorham Road, Route 114, in Scarborough, which will double the size of its current office in town, located in a retail plaza on Portland Farms Road.
Malone Commercial Brokers’ Andrew Ingalls who represented the practice, said the new space will be not only much larger, allowing for the addition of more doctors at the new location, but also more visible — important for the retail frames side of the business.
“This new space really checked all the boxes for the practice,” Ingalls said. “It’s right in the center of Scarborough and has more parking; 35 dedicated spaces.”
Amy McQuarrie, who manages the eyecare practice, told Mainebiz, "The Scarborough office at 7 Portland Farms Road was running out of space. The larger site at 33 Gorham Road had been occupied by Marshwood/Rayus Radiology. We're fully renovating the space with architect Anne Callender. The new office will feature additional exam lanes and a larger optical department with more room to showcase frames."
Ingalls said the practice signed a 15-year lease at the site, with Oak Hill Management. The building owner is Gavin Ruotolo.

The move is one of several changes for the 27-year-old practice, which recently consolidated its two Portland offices, moving staff from 455 Fore St. into its 1440 Congress St. location, near the Westgate shopping plaza. Ingalls said this move also provides more convenient parking than the Fore Street location, which the practice had occupied for 10 years.
Casco Bay EyeCare has additional offices at 265 U.S. Route 1 in Falmouth and on Q Street in South Portland’s Mill Creek neighborhood.
