1160 and 1170 Forest Ave., Portland: Samuel's Bar & Grill and adjacent commercial building sold to Lebel Holdings LLC by Samuel Minervino for $1.3 million. Stanley J. Rintz of Daigle Commercial Group (representing seller) and Joe Atwood of the Dunham Group (representing buyer) brokered the transaction, which closed March 20.

578 U.S. Route 1, Scarborough: 11,305-square-foot retail building sold to South Portland Housing Development Corp. by Southern Maine Wholesale LLC for $1.1 million. Tom Moulton and Katie Breggia from the Dunham Group brokered the sale, which closed March 24.

84C Warren Ave., Westbrook: 7,350-square-foot industrial building sold to B&S 84C Warren Ave LLC by 84C Warren Ave LLC for $1.025 million. Zach Resnikoff of KW Commercial/Magnusson Balfour and Brian Plourde of the Dunham Group brokered the deal, which closed March 17.

114 Preble St., Portland: 4,424-square-foot retail/restaurant building sold to Joy Real Estate LLC by 114 Preble Block LLC for $1 million. Chris Craig from the Dunham Group and Joe Italiander from the Boulos Co. brokered the sale, which closed March 20.

14 Randall St., Portland: 4,245-square-foot multi-family building sold to Southworth Investments LLC by Ingraham Volunteers Inc. for $825,000. Jennifer Small of Malone Commercial Brokers (representing seller) and Cheri Bonawitz of Malone Commercial Brokers (representing buyer) brokered the transaction, which closed March 21.

383 Commercial St., Portland: 1,690-square-foot retail condo sold to 383 Commercial Street LLC by DPD Lot 3 LLC for $597,000. 421-423 Main St., Rockland: Mixed-use commercial/residential property sold to Rock Haven LLC by Main St. Roost for $1.015 million. Martin Cates and Elaine Meklin of Cates Real Estate and Ryan MacGlashing of Legacy Properties Sotheby's International Realty brokered the deal, which closed March 31.

383 Commercial St., Portland: 1,690-square-foot retail condominium sold to 383 Commercial Street LLC by DPD Lot 3 LLC for $597,000. 110 Alfred Road, Kennebunk: 5,384-square-foot restaurant building sold to Tidehaven LLC by Village Tavern LLC for $1.425 million. Joe Italiaander and Chris Gallagher of the Boulos Co. (representing seller) and Bill Gaynor of Sotheby’s (representing buyer) brokered the deal, which closed Feb. 28.

225 Waterman Drive, South Portland: 4,000-square-fot retail building sold to 619 Bridgeton LLC by MCE Properties LLC for $1.2 million. John Finegan and Reese McFarlane of the Boulos Co. brokered the deal, which closed March 3.

303 Bath Road, Wiscasset: 3,795-square-foot retail building sold to John Shipp by Seabasket LLC for $925,000. Cheri Bonawitz of Malone Commercial Brokers (representing seller) and William Stewart of Aland Realty Group (representing buyer) brokered the transaction, which closed April 11.

194 Main St., Freeport: 5,152-square-foot mixed use building sold to Winter Mooring Holdings LLC by 194 Main Street, LLC for $875,000. Mark Malone of Malone Commercial Brokers (representing seller) and Jeff Davis of Town and Shore Real Estate (representing buyer) brokered the transaction, which closed April 4.

783 Park St., South Paris: 6.37 acres of land sold to Trisha and Jason Merrill by Bay Street Acquisitions, LLC for $300,000. Bryan Plourde, Tom Moulton and Katie Breggia from the Dunham Group and Fred Greenwood from Keller Williams brokered the sale, which closed April 11.

20 Main St., Mexico: 1,700-square-foot retail building sold to Ricky B's Pizza and Deli by Coyote Properties for an undisclosed price. John Doyon of Malone Commercial Brokers brokered the transaction, which closed April 7.

The portfolio listed at $12.9 million. Roger Daigle and Benjamin Kramer of Daigle Commercial Group (representing seller) facilitated the sale, which closed April 18.

236 State St., Portland: Brick 2,612-square-foot 3-unit sold to undisclosed buyer by undisclosed seller for $1.395 million. Brit Vitalius, Chris Sullivan and Sarah Hipple of Vitalius Real Estate Group brokered the transaction, which closed April 22.

11 Eastview Parkway, Unit 103, Saco: 3,456-square-foot industrial condo sold to Eastview Unit B LLC and Eastview Unit C LLC by Eastview Parkway Flex LLC for $732,000. Sam LeGeyt and Jim Harnden from the Dunham Group and Marc Fishman from Keller Williams brokered the sale, which closed April 17.

10 Market St., Scarborough: 2,162-square-foot medical office building sold to Maine Oral Surgery and Dental Implant Center PLLC by 10 Market Street LLC for $702,650. Jon Rizzo of the Boulos Co. brokered the deal, which closed Feb. 12.

8 Arch Ave., Lewiston: Large 4-unit with 4,948 square feet of living area sold to undisclosed buyer by undisclosed seller for $485,000. Brit Vitalius and Chris Sullivan of Vitalius Real Estate Group (representing sellers) and Michael Hamilton and Richard Reynolds of Keller Williams Realty (represented buyers) brokered the transaction, which closed April 15. 

1298 Alfred Road, Arundel: 3,282-square-foot office building sold to Christ Church Congregational Methodist by Empeople Credit Union for $460,000. Sam LeGeyt and Jim Harnden from the Dunham Group, and Suzanne McKechnie from Investcomm brokered the sale, which closed April 17.

5 Webster St., Brunswick: 1,394-square-foot commercial building on 0.22 acres sold to Kodiak Acquisitions LLC by Blue Hubbard LLC for $390,000. Sylas Hatch from the Dunham Group and Derek Miller and Nick Lucas from the Boulos Co. brokered the sale, which closed April 21.

11 Eastview Parkway, Unit 105, Saco: 1,666-square-foot industrial condo sold to Eastview Parkway E LLC by Eastview Parkway Flex LLC for $349,860. Sam LeGeyt and Jim Harnden from the Dunham Group brokered the sale, which closed April 22.

Lot 15B, First Park, Oakland: 5.28-acre parcel of land sold to Lot 15B LLC by Kennebec Regional Development Authority for $65,000. Cameron Foster of the Boulos Co. (representing seller) and Don Plourde of Coldwell Banker Plourde Real Estate (representing buyer) brokered the deal, which closed Feb. 28.
