Building Business: Looking ahead at several projects in the planning stages

Provided RENDERING / GREENMARS REAL ESTATE GreenMars Real Estate — led by Nate Green and Chris Marshall — received Brunswick Planning Board approval for Wilbur’s Woods, which will have 39 residences, all but one of which will fall under workforce housing or affordable housing guidelines.

With the traditional groundbreaking season approaching, here are three shovel-ready projects in the works.

1. In Brunswick, the team that plans to redevelop Portland’s Time & Temperature building received approval for a housing complex that will include 39 residences, all but one of which will be designated as affordable housing.

Wilbur’s Woods will be led by GreenMars Real Estate, whose principals are Nate Green and Chris Marshall.

The concept received Brunswick Planning Board approval.

Wilbur’s Woods, which will be on McKeen Street, will feature 21 three-bedroom homes available for sale and an 18-unit multifamily residence, with rental units. The actual street address has not yet been established; it will be on the 100 block of McKeen, Marshall told Mainebiz.

The Wilbur’s Woods team will be led by Green and Marshall, working with Nelson Property Services, Bath Savings Bank, Alexander Wiss of Keller Williams Realty and Shannon Richards, founder of Hay Runner.

Last fall, GreenMars announced plans to take on the redevelopment of the Time & Temperature building, with apartments, retail and commercial space and a boutique hotel. Two years ago, GreenMars launched an effort to redevelop two former dorms at the old Nasson College in Sanford.

2. In Kittery, the planning board approved a preliminary site plan for the phased development of a hotel, apartment complex and commercial building at 283 U.S. Route 1. Construction permits are still needed.

Portsmouth, N.H.-based Two International Group, which in 2019 developed a Hampton Inn & Suites next door, will lead development.

Plans call for redeveloping existing commercial retail facilities into a five-story, 107-unit housing complex building to the rear of the site, a four-story, 119-room hotel along Route 1 and a 6,000-square-foot commercial building intended for a restaurant building at the corner of Route 1 and Wilson Road.

Design will be led by Robert Harbeson, founder and partner at Market Square Architects in Portsmouth and Austin, Texas.

3. In Portland, the site of the former Denny’s, at 1091 Congress St., will be redeveloped as a traffic circle, which will help improve traffic patterns at a busy confluence of Congress Street and Park Avenue — a V-shaped intersection near ramps for Interstate 295.

The Maine Department of Transportation acquired the property, at 1091 Congress St., in October, paying $2.355 million. Joe Malone of Malone Commercial Brokers brokered the deal.

The former Denny’s structure will be torn down by the end of February, the DOT said. Construction on the roundabout is not expected to start until November 2026.
