Maine home price maintains all-time high of $425,000 in June, but still below Northeast overall

June's median home price was an increase of 4.94% from a year earlier, the Maine Association of Realtors reported. 

Cumberland and York counties remain the priciest markets, with median prices of $600,000 and $537,000, respectively. 

Lincoln County saw the steepest price increase, reaching $507,500 in June, a 23.78% increase from $410,000 in June 2024.

Although the values were much lower, Aroostook County also had a steep price hike, reaching $180,000, up 17.07% from $153,750.

Overall, the state is still below the Northeast regional median value of $543,300, a 4.2% year-over-year increase, according to the National Association of Realtors.

Nationwide, the national median price was $441,500, up 2% from June 2024.

Volume

Maine’s sales volumes for May and June were also up.

May saw 1,227 sales, a 3.28% increase over 1,188 sales in May 2024.

June saw 1,441 sales, a 10.51% increase over 1,304 in June 2024.

“High buyer demand and low, but improving, for-sale inventory levels continue to drive Maine’s home sales and pricing,” said Jeff Harris, the association’s president and a broker with Harris Real Estate in Farmington. 

June’s for-sale inventory of 5,047 was 14% above May, resulting in June sales numbers that were 17% higher than May. 

“Maine hasn’t experienced a statewide for-sale inventory over 5,000 since October of 2020,” said Harris.

Strong buyer demand and trending increases in the number of homes on the market has resulted in higher sales volume for most counties across Maine, he added.

“Discussions with Realtors across Maine indicate that, for most markets, the added inventory has resulted in buyers and sellers taking more time to negotiate pricing and offer terms,” noted Harris. 

For the Northeast region as a whole, volume declined 4.2% in June 2025 compared to June 2024.

Nationwide, sales of single-family existing homes rose a scant 0.6%.
