Number of homes for sale in Maine increases for fifth consecutive month

In July, Maine saw its highest volume of single-family homes for sale since October 2020.

But the median price dipped a bit, from an all-time high of $425,000 in May and June down to $419,950 in July.

Still, the $419,950 sales price was up 5.25% from July 2024, according to the Maine Association of Realtors, which released housing numbers on Thursday. 

“For the fifth consecutive month, the number of homes for sale in Maine has increased, to 5,346 in July,” said Jeff Harris, president of the Maine Association of Realtors and a broker with Harris Real Estate in Farmington.

The for-sale inventory last month was at its highest level since October 2020, which was still relatively early in the buying spree set off by pandemic lockdowns. 

In July, 1,570 homes changed hands, an increase of 5.02% over July 2024, according to the association.

“With more homes for sale, buyers can be more discerning,” said Harris. “We’re seeing that some sellers are adjusting their original pricing downward to entice buyer interest.”

Nation, region

Nationwide, there was a 1.1% sales increase of single-family home sales across the country comparing July 2025 to July 2024, according to the National Association of Realtors. An uptick in prices of 0.3% led to a national median price of $428,500. 

In the Northeast region, July sales rose 2% with a regional median price of $509,300 — up 0.8% over July 2024.

“As they say, ‘All real estate is local,’” said Harris.
