Median home price tops $500,000 in three Maine counties

Three Maine counties recorded a median sales price in excess of half a million dollars in the most recent quarter, the Maine Association of Realtors reported.

Cumberland County continues to set the pace, with a median sales price of $616,000 in the three months ended Aug. 31, up 4.41% from the same period a year ago. 

York County buyers paid a median price of $550,000, a 3.77% gain.

And Lincoln County's MSP was $502,500 in the most recent rolling quarter — an increase of 6.56% from a year ago.

By contrast, three Maine counties saw declines in the median sales price for the recent quarter:

  • Sagadahoc: $440,000, down 7.66%
  • Somerset: $239,500, down 2.24%
  • Knox: $450,000, down 1.1%.

August numbers

Looking just at the month of August, sales of single-family homes in Maine rose by 9.96% from a year ago.

In August, 1,712 homes were sold in Maine, up from 1,557 in August 2024.  

“For the sixth consecutive month, the number of homes for sale on the market has increased and the number of sales has risen," said Jeff Harris, the 2025 president of the Maine Association of Realtors and broker affiliated with Harris Real Estate in Farmington. "The inventory level of homes for sale is building as more sellers enter the market — currently at the highest level since October of 2020.”

The median sales price was $409,450 in August, up 2.36% from August 2024, but down from the May-June peak of  $425,000, which was an all-time high for Maine. (The MSP for the rolling quarter ended Aug. 31 was $418,000.)

National and regional numbers

Across the country, the median sales price was $427,800 in August, an increase of 1.9%. 

In the Northeast, buyers paid a median of $534,200 for homes last month, a 6.2% gain.
