A roundup of Maine's commercial real estate leases from August 2025

Boreas Transportation Co. LLC leased 30,000 square feet of industrial space at 155 Perry Road in Bangor from General Parts Inc. The tenant was represented by Al William from JLL. The landlord was represented by TC Haffenreffer and Sylas Hatch from the Dunham Group. 

Spa Tech Institute renewed its lease for 15,793 square feet of space at 100 Larrabee Road in Westbrook. The tenant was represented by Jim Boyle of Colliers. The landlord was represented by Boulos Asset Management.

Maine Department of Labor renewed its lease of 15,391 square feet of office space at 45 Commerce Drive in Augusta from 45 Commerce Drive Leasing LLC. The transaction was arranged by Chris Paszyc of the Boulos Co.

R.C. Moore leased 11,343 square feet of office space at 41 Hutchins Drive in Portland from 41 Hutchins Drive LLC. The tenant was represented by Joe Malone and Luke Malone of Malone Commercial Brokers. The landlord was represented by Claire Richardson of the Boulos Co. 

Gainwell Technologies LLC renewed its lease of 9,873 square feet of office space at 45 Commerce Drive in Augusta from 45 Commerce Drive Leasing LLC. The tenant was represented by Brice O’Connor of the Boulos Co. and Alex Duckworth of Cushman & Wakefield. The landlord was represented by Chris Paszyc of the Boulos Co.

A.J. Gallagher leased 6,001 square feet of office space at 2 Monument Square in Portland from 800 Northern Corp. The tenant was represented by Sam Marinko of the Boulos Co. The landlord was represented by Tom Moulton and Katie Breggia of the Dunham Group. 

Clearstead Advisors leased 5,816 square feet of office space at 14 York St. in Portland from JB Brown & Sons. The tenant was represented by Peter Harrington of Malone Commercial Brokers. The landlord was represented by Jennifer Small of Malone Commercial Brokers.

RTW Management Inc. leased 5,000 square feet of industrial space at 15 Razel Way in Lewiston from Easy Self Storage LLC. The transaction was arranged by Chris Paszyc, Nick Lucas and Chris Romano of the Boulos Co.

Turf Dr. leased 5,000 square feet of industrial space at 26 Commerce Drive in Arundel from Brimar Properties LLC. TC Haffenreffer, Sylas Hatch and Greg Hastings from the Dunham Group brokered the lease.

Arcadia leased 4,500 square feet of retail space at 511 Congress St. in Portland from 511 Congress St. LLC. The tenant was represented by Andre Rossignol of CORE. The landlord was represented by Peter Gwilym and Emmett Peoples of Porta & Co.

Maine Department of Administrative & Financial Services, Bureau of General Services leased 3,871 square feet of office space at 45 Exchange St. in Portland from Cow Bella LLC. The tenant was represented by Chris Pasyzc of the Boulos Co. The landlord was represented by Peter Harrington of Malone Commercial Brokers. 

CIGNA renewed its 3,804 SF office lease at 500 Southborough Drive in South Portland from 400 Southborough LLC. The tenant was represented by Derek Miller from the Boulos Co. The landlord was represented by Jim Harnden and Sam LeGeyt from the Dunham Group. 

Pure Tattoo leased 3,700 square feet of retail space at 511 Congress St. in Portland 511 Congress St. LLC. The tenant was represented by Mandy Reynolds of CORE. The landlord was represented by Peter Gwilym and Emmett Peoples of Porta & Co. 

Bellows Tattooer leased 2,400 square feet of retail space at 486 Congress St. in Portland from Donna Barthe. The tenant was represented by Joe Malone and Luke Malone of Malone Commercial Brokers. The landlord was represented by Bryan Plourde of the Dunham Group. 

Loyalty Source leased 2,221 square feet of office space at 1 Cumberland Place in Bangor from MRM Bangor LLC. The tenant was represented by Michael Saidman and Matt Hass from JLL. The landlord was represented by TC Haffenreffer and Sylas Hatch from the Dunham Group. 

PopUp Bagels leased 1,350 square feet of retail space at 210 Middle St. in Portland from Cow Plaza 1 LLC. The tenant was represented by Peter Gwilym of Porta & Co. The landlord was represented by Luke Malone of Malone Commercial Brokers.

Allykat's Confections LLC leased 1,194 square feet of retail space at 894 Minot Ave. in Auburn from Mac's Holdings LLC. Kirk Butterfield and Craig Church of KW Commercial/Magnusson Balfour and Reese McFarland of The Boulos Company brokered the deal. 

Alana's Fine Art Photography leased 1,000 square feet at 144 High St. in Farmington from Ingalls Leasing LLC. Alex Pirleci of KW Commercial/Magnusson Balfour brokered the deal.

All Seasons landscape Inc. leased 8,300 square feet of industrial space at 170 Riverside Drive in Augusta from Well Boys LLC. Ben Spencer of CORE managed the transaction.

Casco Bay Infusion LLC leased 4,421 square feet of office space at 10 Donald B. Dean Drive in South Portland from Hampstead Associates LLC. The tenant was represented by Jon Rizzo from the Boulos Co. The landlord was represented by Tom Moulton and Katie Breggia from the Dunham Group.
 
TCABA Arundel LLC leased 2,884 square feet of office space at 2625 Portland Road in Arundel from Champagnes Holdings LLC. The tenant was represented by Sasha Phillips of the Boulos Co. The landlord was represented by Noah Stebbins of the Boulos Co. 

Rolling Frito-Lay Sales LP renewed its lease of 2,000 square feet of industrial space at 6 Stackpole Road in Machias from Coffey Hill LLC. The tenant was represented by Jon Rizzo of the Boulos Co. and Caleb Graybill of CRESA Partners.

3DSpaceGarden leased 1,671 square feet of retail space at 506 Main St. in Westbrook from Stockhouse Station LLC. Mike Anderson of Malone Commercial Brokers managed the transaction.

Center for Grieving Children leased 1,550 square feet of office space at 1209 Main St. in Sanford from Merge Associates Inc. The tenant was represented by Samantha Marinko of the Boulos Co. The landlord was represented by Ann Lapierre of Town Square Realty Group.

Clarvida leased 1,458 square feet of office space at 11 Bowdoin Mill Island in Topsham from Bowdoin Mill Associates LLC. Jennifer Small and Joe Malone of Malone Commercial Brokers managed the transaction.

Snap Quack Pop LLC leased 1,392 square feet of retail space at 513 Post Road in Wells from 513 Post Road LLC. Zach Resnikoff of KW Commercial/Magnusson Balfour brokered the deal. 

R&S Accounting & Consulting LTD leased 121 square feet of office space at 23 Ocean Avenue in Portland from 23 Ocean Avenue Associates LLC. Alex Pirleci of KW Commercial/Magnusson Balfour brokered the deal.

S.C. Ace LLC leased 7,200 square feet of industrial space at 20 Snow Canning Road in Scarborough from Marsh LLC. Sam LeGeyt and Jim Harnden from the Dunham Group brokered the lease.

Auburn Dentures & Implants PLLC leased 3,000 square feet of office space at 245 Center St. Suite 2 in Auburn from 3L Properties LLC. The tenant was represented by Chris Maiorana from Practice Real Estate. The landlord was represented by Sam LeGeyt and Jim Harnden from the Dunham Group.

J.M. Wiggs LLC leased 1,077 square feet of restaurant space at 87 Brackett St. in Portland from BL Howe LLC. The transaction was arranged by Reese McFarlane of the Boulos Co.

Instant Impact LLC leased 1,025 square feet of office space at 254 Commercial St. in Portland from Waterfront Maine LP. The transaction was arranged by Derek Miller of the Boulos Co.
